Roseland Theater




The transformation of the historic Roseland Theater building into a economic and cultural hub, featuring an incubator and event space.




The project vision is to create a dynamic, multiuse space combining a business incubator and community event venue for the Roseland community, in partnership with local organizations and community-led developers.

South Michigan Avenue’s rich retail heritage inspires the adaptive reuse of the headhouse as a business incubator anchored by the neighborhood chamber of commerce. The 3,700 SF first floor will feature a flexible retail incubator space, including a cafe, showcasing local small businesses with ample storefront exposure. The 3,900 SF second floor will house the Chamber of Commerce and rentable open office spaces for the community. The basement will serve as support space for the headhouse and site development.

Adjacent to the historic headhouse, the innovative ‘Front Porch’ will be a 5,750 SF covered, flexible area filling in a vacant lot, ideal for pop-up programming and events.

A significant feature of the project is the preservation and revitalization of the historic theater space. A semi-enclosed event space will host communal gatherings, continuing the tradition of diverse events such as movie nights, performances, weddings, and graduations.
